Fremont County assessed value down 18 percent this year, assessor says; loss in tax revenue projected at $1.8 million

(Lander, WY) – Fremont County Assessor Tara Berg reported that she was finally able to report on Fremont County’s total assessed value for this year during a Fremont County Commission meeting Tuesday.

Fremont County’s total assessed value will be set at $697.5 million this year, Berg told the Commission this week – down about 18 percent from 2024, when the total assessed value was about $851 million.

The $153 million decrease in value will result in a loss of about $1.8 million in tax dollars, Berg said. 

About $808,000 of that loss is due to a decrease in oil and gas revenues in Fremont County, she noted, but the rest of the revenue reductions are the result of property tax exemptions the Wyoming Legislature has passed in recent years.

For example, Berg said the 25 percent property tax exemption for single-family residential homes in Wyoming reduced Fremont County’s total assessed value by $70.8 million, resulting in a $849,630 decrease in local revenues.

In addition, Berg said Wyoming’s 4 percent cap on property tax increases, combined with the 50 percent property tax exemption for long-term homeowners in the state, reduced Fremont County’s total assessed value by $63.6 million, resulting in a $762,000 decrease in local revenues.

Fremont County granted 2,226 exemptions for long-term homeowners this year, Berg said.

She also noted that this year’s revenue losses were offset “a little bit” by increases in commercial and agricultural property taxes.

Without those commercial and agricultural increases, Berg said Fremont County “could have been down $2.4 million” instead of $1.8 million this year. 

The Fremont County Commission conducted its final round of budget hearings with department heads this week and will hold its first budget work session at 10 a.m. Monday, June 10.
